Buying a property abandoned Government Auctions
Some are under the mistaken impression that the abandoned property in possession of the government are not for sale. In fact a survey of government auction sites will show thousands of properties for sale, and that the acquisition of these properties at auction is not a difficult task at all. Not only is it relatively easy, but you can buy empty properties in government auctions at huge discounts. This is the main advantage when buying at auction by the government.
Many are under the illusion that the kind of abandoned property found in government auctions are mostly houses or bungalows, and are probably decaying, decrepit, or otherwise undesirable.
While this may be so, in some cases, most of these sales are recently occupied for homes, offices, warehouses or other residential and commercial.
Unclaimed property, whether it is a bungalow or house, office building, etc., may be declared abandoned, if for some reason the owner fails to maintain payments of taxes, zoning requirements, or other obligations. This can occur for many reasons. Owner's death or a change of name if the owner has divorced or married to compel the government to declare a property as abandoned. Property tax is not paid, is another common cause for the declaration of an abandoned property. Before you dismiss as abandoned, the government tries to locate the owner, or heirs of the owners. If the government fails to find them, then you declare the property as abandoned.
There are some obvious considerations to keep in mind. For instance, if tax liens are placed against the property, then you will need to remove those privileges before taking possession of the property. While liens will be listed in the notification sale, are not taken into account in the price.
Before the sale of an abandoned building, the government is obliged to put an ad in local newspapers that declare the auction of the property on a specified date. This is done to notify the original owner of abandoned property that once the property gets purchased at auction, the landlord can not ask for a refund.
Since you can resell the property, this is one of the easiest ways to become a "property speculator". Many of these "speculators" have made a fortune by simply buying and selling properties at auction, many times even employment or even visiting the property after an initial assessment. Some have become millionaires by buying and selling properties and abandoned.
While you can find these auction notices in local newspapers, a most convenient way to locate these sales through online directories. However, each government agency to maintain its independent auction. A far more effective strategy is to enroll in one of the many government auction membership sites, which aggregate these lists into a single site. Before signing up for one of these memberships, however, be sure that your ads are required to be current and complete ....
